Spiro was a pleasure to work with from the very beginning. He was able to accommodate phone calls outside of typical business hours, was highly responsive to emails and questions, and provided excellent support throughout the entire process.

My home loan application was initially submitted by another mortgage broker but was not approved for the full requested amount due to an error in the application. Can’t recommend Spiro and the team at What If We Finance highly enough. If you want a mortgage broker who actually puts your interests first instead of just chasing a paycheck, go see Spiro.

Right from our first chat he completely got what I needed. He then sent over a detailed spreadsheet mapping out heaps of different borrowing and repayment scenarios, which gave me total clarity on my budget before I even started seriously hunting for properties.

What blew me away was his honesty. He narrowed everything down to a top 4, and the loan he suggested actually paid him a lower commission than the others. It wasn't even the lowest headline interest rate on paper, but he managed to find a policy that waived LMI (Lenders Mortgage Insurance) for my specific situation. Because he found that absolute sweet spot, it worked out by far the cheapest option overall and saved me a massive upfront cost.

The whole assessment and lodgement process was a breeze too. I just uploaded my docs to their online portal, answered a few questions and did very little paperwork, and the loan was approved super fast. You could just walk into a normal bank, but do yourself a favor and chat to these guys first. It costs nothing and you get exposed to great lenders you’d probably never find on your own. Zero regrets, will be recommending Spiro to everyone.

I’ve worked with mortgage brokers before and most of them either don’t know what they’re doing or can only deal with straightforward case but Spiro is different, I was skeptical at first, because i was bombastic with phone call and email from brokers who only good at marketing but under delivered their promises, our case is bit more complex, but Spiro can look at the full picture and convince lenders that we are meeting their criteria, no wonder why his approval rate is above 99% I highly recommend anyone who are buying or refinancing to seek his advice.

This is the first review that I have given someone.

On a Sunday after losing all hope, I contacted Spiro. Spiro called me almost immediately and provided me with valuable advice and guidance, which ultimately helped secure our loan. After liaising with another broker for three months, Spiro secured our loan in just five days.

Words cannot describe how relieved and ecstatic we are that we can now build our home. Spiro is extremely knowledgeable, dogged and efficient. Our situation was complex, and although others said it was not possible, Spiro sealed the deal.

After our initial conversation, Spiro picked up that we would be eligible for a government scheme as first home buyers, which has not only saved us money, but also helped us be able to start the search for our first home earlier than we expected. We also really appreciated a speadsheet he sent us after the first call that clearly estimated our monthly repayments for different price increments. Verified I had spoken to two other mortgage brokers before reaching out to Spiro, but I didn’t proceed with them because I wasn’t confident in their approach. That all changed the moment I contacted Spiro. Within minutes, he gave me a call and arranged a video meeting the same day.

During our video call, Spiro came fully prepared with a PowerPoint presentation explaining how construction finance works, as I had initially indicated that we were considering building a house. He also had a well-organised spreadsheet that clearly outlined all costs, including mortgage payments and government fees, which gave us a full picture of what to expect based on different purchase prices. He shared the spreadsheet, which I modified to do my own analysis. This helped me play around with different options, and it was a very useful tool in our buying journey.

Not only did Spiro provide clarity on the financial aspects, but he also helped us weigh the pros and cons of buying land and building versus purchasing an established home. His insights expanded our options and allowed us to make a more informed decision. Even when we were undecided in the first few days, he reassured us that no matter what path we chose, he would provide the expertise we needed.

Once we started viewing properties and found one we liked, Spiro stepped up even further. He provided us with free CoreLogic reports to help gauge market value, quickly gathered our documents, and within just two days, presented us with a financial position report and multiple lending options. Even before getting pre-approval from the bank, Spiro gave us the confidence to make an offer subject to finance. When our first offer was declined, we found another property and wanted to make our next offer as attractive as possible. I initially engaged Spiro (What if we Finance) back in Sept-22 when I was first looking into possibilities of buying a property. I could not recommend Spiro and his team highly enough. Our experience has been wonderful from start to finish. We actually had a broker when we started the purchase of our new home, but he made a very large mistake that put us and our offer in jeopardy. We quickly moved to Spiro to see if he could help and he was able to turn everything around and fix the problem without hesitation. His knowledge and experience as a broker is exactly what you need when you are going through the stressful experience of purchasing your first home. He always answered the thousands of questions we threw his way, and he worked all hours of the day (even going so far as working on public holidays, when he was ill, and when his loved one was ill) just to ensure our deal went through. Regardless of what issues appeared (and with the banks behaving so poorly there were a few out of our control), he worked tirelessly behind the scenes to smooth everything out. He was also always very open with his communication, explaining all the broker jargon to help my understanding, and updating us consistently on how matters were going so we never felt blind. Spiro made sure to answer any of our questions, was incredibly competent, confident and so consistent with his communication. I first engaged What If We Finance back in 2020. I was looking for a lower rate - aren’t we always -and potentially splitting the loan. In summary, Spiro did his work. Ultimately, after review several options, the best and quickest outcome for me would be to stay with my current lender and request for the relevant changes. Spiro would get nothing out of this - as I was still with another broker - but he was happy to help, anyway. That certainly left a positive impression.

Fast forward to 2022, I engaged Spiro and his team again. This time, we are moving to a different lender. Spiro and his team (special call out to Khessandra) worked round the clock so we refinance before the next rise. They also secured an earlier settlement date as well which was a great bonus for us.

Our limited experience with Spiro and team back in 2020 was great. Our full experience with them in 2022 has only cemented in my mind, that they have our best interests in mind and will do whatever is necessary - ethically - to get the right results for their customers. Initial consultation was very positive and Spiro was helpful answering questions about lenders and loan structures. Unfortunately went a bit downhill from there.

Professionalism: Not great. Sent me excel docs with someone else's name in it. Didn't save my phone number until half way through settlement process so would avoid my calls earlier on. One good thing Spiro's availability outside of normal working hours.

Service: Not great. Missed verbal timeframes/deadlines for both loan pre-approval and final approval. Mistake with paperwork to the bank (incorrect loan structure) so it had to be re-submitted. Mis-quote on shortfall resulting in unnecessary cash in hand.

Overall: Got the job done but was more stressful than it needed to be. Everyone else seems happy with the service so maybe I was just unfortunate.

Verified TL;DR: Great service & understanding, responsive & proficient.
The long version: I had a bit of a tricky scenario where I had previously been sole director of a company and due to Covid19 and the downturn in trade my home loan rate was 4.25%. Spiro listened to my dilemma and took all the information I had, and asked the appropriate questions to fully understand my scenario. Spiro and his team were able to provide advice, sort out the necessary paperwork, and put together a deal that gave me a refinance with a rate of 2.09%! Less than half of what I had been paying previously. Spiro's magic has meant that I've been able to reduce the amount of interest I pay and get my finances back on track. 100% recommend with no hesitation.

Verified A great broker who will save you time and money
Once upon a time you could trust your bank to give you a deal based on the loyalty you had shown them. Those days are long gone. If you want to ensure that you are getting a good deal, you could go through the myriad options yourself or you could go to WhatIfWe and let them sort out the deals. The opportunity for us to get in touch with Spiro was completely random. We were never planned for a broker but there was an unexpected trouble for our financing. It was at late evening and we were start looking for anyone that is close-by and What if we finance showed up. We think we'd have a try and it turn out to be great. I hadn't been through the house purchase process before, but Spiro made it really easy and knew most of my questions before I even asked them. Although he'd organised pre-approval with one lender, he was continually making sure that it still remained teh best deal for my situation whilst I searching for a place to buy. Once I'd signed a contract, he really got busy with orgainsing everything for my purchase, and with the regular phone calls an updates from him I pretty much knew there wouldn't be any issues. Verified Friendly, helpful and thorough service - highly recommended
Spiro was fantastic, as he guided us through the process. He listened thoroughly and gave us the right amount of detail on the right products, without overwhelming us with detail about products that didn't meet our preferred options. He liaised effectively and successfully with the bank when I couldn't meet the documentation requirements (tip: don't change credit cards less than a month before applying for a loan - you'll need a statement!). And he kept a close eye on proceedings after the loan was approved, which proved important when our solicitors dropped the ball (tip: don't choose a solicitor where they change the file manager four times in three months!). Oh, and he was nominally on holiday while he was doing most of this. I can't recommend him highly enough.
